Shippan Place
Shippan Place was an acquisition rehab project that included one hundred forty-seven (147) one-bedroom units and one (1) two-bedroom unit in an eight-story tower. The project scope increases the quality of life of the residents and improves the energy efficiency and resiliency of the building bringing to life the Communities of Opportunity mission to the property.
The Tower saw a completely upgraded and re-configured ground floor amenity spaces including adding a fitness center, private exam room, upgrading the community kitchen, adding a library lounge complete with accessible computers for resident use and upgrades to all finishes on the ground floor common spaces.
One hundred percent of all units received tenant in place renovations with new tile flooring in the bathroom and water efficient toilets. Approximately sixty percent of all units received new vanities. Additionally, water efficient irrigation was added to improve overall site conditions.
Energy efficiency upgrades were made with new LED lighting, low-flow fixtures, window replacement, sliding glass door replacement, boiler replacement, and EnergyStar refrigerators. The property received Enterprise Green Communities Certification and Energy Star Certification.
Rehabilitation of 148 Units of senior housing located in Stanford Connecticut; 4,390 SF of amenity spaces that include a community room with kitchen, lounge, fitness center and private medical exam room. Additionally, the project included replacement of windows on the ground floor and replacement of sliding glass doors in all units, new boilers, and upgrades to energy efficient lighting, plumbing fixtures, and new refrigerators.
