Grace West Manor
Grace West Tower and Townhomes consists of 325 Studio & one-bedroom senior housing units located in a 12-story tower and 104 two, three, and four-bedroom affordable family townhomes. The project scope increases the quality of life of the residents and to improve the energy efficiency and resiliency of the building bringing to life the Communities of Opportunity mission.
The Tower saw a completely upgraded and re-configured ground floor, adding a fitness center, community kitchen, private medical exam room, package area, employee break-room, mail room, and new extensions on the building of a security/reception room and an 800 SF 4-Seasons room extension to the community room. The entire tower received new LVT and Porcelain tile flooring, paint, signage, and LED lighting.
Energy efficiency upgrades were made with new LED lighting, low-flow fixtures, windows, roof replacements, and EnergyStar Appliances. The Tower received Enterprise Green Communities Certification.
Approximately 75% of all units received tenant in place renovations with new kitchens with new LVT flooring, cabinets, laminate countertops, sinks and paint. All units received new toilets, medicine cabinets, smoke/CO detectors, electrical panels, emergency nurse calls, and A/C sleeves. 5% of all units were fully gut-renovated to become ADA accessible.
Site Improvements included new security systems, LED lighting, drainage and walkway repairs, trash enclosures, fencing, community garden, and landscaping across the 15 acres.
Rehabilitation of 429 Units of Family Housing located in Newark, New Jersey; 7,085 SF of amenity spaces that include a community room with kitchen, four-season room, computer area, fitness center, laundry room, package room, private medical exam room and a separate 2,400 SF community center building with laundry.
Completion: 2020
